2011 Annual Meeting

 

 The 2011 Harbor Club Master Property Owners Association Annual Meeting</span> was held on Saturday, February 26.  The budget was unanimously approved as presented.  Dues are payable on March 1, 2011.

We were pleased to report that we successfully completed the major projects discussed at our last meeting. Our revenues were 3% higher and expenses were 5% lower than anticipated. We completed 2010 with a surplus of $150,000 and this is in addition to the $302,000 reserve on deposit. The projects for 2011 include routine road repairs, some possible resurfacing using operational funds and planting additional ornamental shrubbery throughout the community. We anticipate another surplus in 2011.

We thanked the ACC, ISMG, Artscape, Ladies League and CRC for their contributions to the community. We shared the following good news with our members:

  • Construction starts, remodeling projects and property transfers are ahead of last year’s schedule.
  • The 600-add’l acres purchased by HC for a future golf course and home construction are contiguous to the new road being proposed by the county commission, thus allowing for another entrance into the community, when desirable.
  • HC’s recent purchase of Granite Shoals Marina and plans to build a large boat storage facility just outside our back gate makes all HC property “lake access.”
  • Piedmont Water, with vast experience, purchased the sewer system and is operating the water system. They will keep the cost of sewer and water competitive and will honor previous deposits for two years.
  • Harbor Company is debt free.
  • The MPOA has substantial reserves.
  • HC, once again, rewarded its loyal employees with a Christmas party and substantial bonuses that were augmented by over $6,500 in property owner contributions.
  • A vast majority of our homeowners are full-time residents.
  • The Troudale Restaurant is a huge success and receives accolades from folks around the lake.
  • Increased social and golf membership builds camaraderie and allows the club to do more for the members.

We live in a unique and wonderful community. Share that good news with folks you know. The more property owners we have the better it is for everyone.
