Harbor Club Real Estate Sales Climb to $71 MILLION in 2024

Harbor Club on Lake Oconee reports that $71.1 million in home, homesite, cottage and townhome properties were sold in 2024 at the award-winning golf and lake community, according to data collected from the Lake Country Board of Realtors.

The $71.1 million in sales was comprised of 171 transactions — 64 homesite sales and 107 residential sales. Among the total sales, 42.6% were driven by Harbor Club Properties, a partnership between Harbor Club and the Atlanta-based sales and marketing specialists Ansley Developer Services ǀ Christie’s International Real Estate, led by Director of Sales Kathy Phillips. The 171 sales included new home builds in addition to a broad range of resale properties throughout the community.

The robust sales numbers marks the best year in the last decade at Harbor Club. Additionally, pending sales for 2025 have already approached $7.6 million in just the first few weeks of the year.

According to Phillips, “2024 Harbor Club at Lake Oconee saw an especially solid influx of buyers from all over the United States, with a large contention of buyers from the metro areas, coastal regions and Florida looking for more mild temperatures, moderate weather and less congestion. The community’s considerable appeal at the lake is driven by its sense of relaxed luxury, broad range of amenities and club activities, plus a wide range of home types and prices ranging from the $300’s to well over $2M.”

Life at Harbor Club: A Heartfelt Journey of Community and Connection

After 18 years of calling Harbor Club home, it’s safe to say that this community left an indelible mark on Louise Hull and her husband. Their story is one of discovery, connection, and cherished memories that began when they moved from Charlotte in 2006, following a two-year search for the perfect lakefront neighborhood.

For Louise and her husband, the decision to settle in Harbor Club was driven by a deep desire to be part of a real community—a neighborhood where full-time residents created a genuine sense of belonging. Unlike other nearby developments, where part-time residents often dominate, Harbor Club’s welcoming environment, where 85% of the residents live year-round, was precisely what they were searching for. It was the perfect fit!

“Harbor Club felt like a real neighborhood,” Louise recalls. “We wanted a place where people were here to stay, where you could build real relationships, and that’s exactly what we found.”

One of the couple’s most treasured experiences at Harbor Club was the sense of community that permeated every aspect of their lives. From impromptu gatherings at the Boathouse, where friends would bring lawn chairs and enjoy live music, to the warmth of friendships forged over nearly two decades, the bonds they formed have left a lasting impact.

“We absolutely love the Boathouse,” Louise says with a smile. “The music, the people—it was always such a good time. We made so many friends here, and I already miss them terribly.”

Over the years, Louise witnessed Harbor Club evolve and grow, bringing in new residents and expanding its amenities. From the Ladies League, where she knew nearly everyone, to the enhancement of the fitness center and the development of the Pickleball courts, the community has continually adapted to meet the needs of its residents.

“We even had our own ’80s Club,” Louise laughs, reflecting on the fun they had together. “But for any community to thrive, you have to welcome new people and make them feel at home. That’s what keeps Harbor Club vibrant and alive.”

The decision to sell their beloved home was not easy, especially when her husband’s health began to decline. But through it all, Kathy Phillips, Director of Sales at Harbor Club and a resident herself was there to offer unwavering support and guidance.

“Kathy was wonderful,” Louise says with gratitude. “She made an incredibly difficult time more manageable. From helping us list the house quickly to providing a support system when my husband went into assisted living, she was there every step of the way.”

Kathy’s assistance extended beyond the sale. She offered resources for an estate sale and even provided contacts for cleaning services. Managing the logistics of the sale with the involvement of Louise, her daughter, and her son, Kathy, helped keep everyone level-headed and focused.

The friendships you’ll build here are worth it.”

Harbor Club Real Estate Sales Touch $50 Million in 2023

Harbor Club on Lake Oconee reports that $49.8 million in home, homesite, cottage, and townhome properties were sold in 2023 at the award-winning golf and lake community, according to data collected from the Lake Country Board of Realtors.

The $49.8 million in sales was comprised of 100 transactions, 43% of which were driven by Harbor Club Properties, a partnership between Harbor Club and the Atlanta-based sales and marketing specialists @properties Development Group ǀ Christies International, led by Director of Sales Kathy Phillips. The 100 sales included new home builds in addition to a broad range of resale properties throughout the community.

The robust sales numbers marks the third-best year in the last decade at Harbor Club, outpaced only by the rocketing sales fueled during the COVID years of ’21 and ’22. Additionally, pending sales for 2024 have already approached $15 million in just the first few weeks of the year.

According to Phillips, “In 2023, Harbor Club at Lake Oconee had an especially solid influx of buyers from all over the United States. The community’s considerable appeal at the lake is driven by its sense of relaxed luxury, broad range of amenities and club activities, plus a wide range of home types and prices ranging from the $300’s to well over $2M.”

Your Offer Was Accepted on a Resale Home – What’s Next?

Congratulations – the seller accepted your offer on the home of your dreams. But what happens next? Much of it depends on whether you’re buying a resale or new construction home. To set the right expectations, we’re first going to break down the next steps in purchasing a resale. But also stay tuned for our blog post regarding the next steps on a new construction home.

In either buying situation, knowledge is power. Whether purchasing a home at Harbor Club or not, our real estate team wants to help you be aware and prepared for a smooth, stress-free transaction.

Do your due diligence

Now that your offer has been accepted, your next step is to do your due diligence on the resale home. Due diligence is investigating the physical condition of the property as well as the area in which it is located. The period to do your due diligence typically ranges from 10 to 14 days. You’ll need to complete your home inspection during that time frame. Hire a qualified and seasoned inspector who can point out not only the features and benefits of the home but also areas that may need repair. A seasoned real estate agent will help you every step of the way. A due diligence contingency period is a very important step in the purchasing process. It allows you to understand what you are buying and gives you an opportunity to either negotiate repairs or walk away with no risk of losing your earnest money deposit. 

Finish up your financing

Speaking of earnest money, if not already, pay your ‘good faith’ deposit within the timeline of the negotiated contract terms. Failure to do so can cause you to default on the agreement, and if the home has multiple interested parties, you could risk losing your dream home. Some negotiated purchase contracts allow for a contingency on obtaining financing. There will be set dates for you to determine with your lender that you will be able to purchase the property with the personal initial financial data you have supplied. And even though you’re likely already pre-approved, you’ll also need to submit all remaining documentation to get underwriting approval for securing your mortgage loan. Additionally, some financing contingencies allow for an appraisal contingency as part of the agreement. As part of the final loan underwriting process, your lender will order an appraisal for the home. Should that appraisal not meet the contract price, there will be an opportunity for you to re-negotiate the price with the seller. During the final loan preparation process, your lender will want you to be diligent in submitting requested documentation and obtaining homeowners insurance.

Power up the power

Even though the seller must handle the cancellation of their utility services (typically effective the day of closing,) be sure to contact the utility companies at least two weeks prior to your scheduled closing date. This gives them enough time to receive your security deposits if needed and process your new utility accounts. After all, things like electricity and water are crucial on move-in day. 

Complete your closing

Schedule your final walkthrough at least one to two days before your closing day. That way, you can ensure all agreed-upon repairs are completed and that the home is still in acceptable condition. Then, on closing day, be prepared to sign tons of paperwork – and, best of all, claim those coveted keys to your new, beautiful home.

Buying a Lake House: 7 Real Estate Tips

Buying a lake house presents some unique challenges and items to consider, especially since you’re obtaining land and water simultaneously. While an experienced real estate agent who specializes in waterfront homes will know how to help you achieve your dream of homeownership on the water, you’ll want to keep these are seven tips in mind:

Consider usage and value

Are you planning on living in your lake house year-round, or is this a vacation home? Many people choose a lakefront home as a second home, considering it both an investment and a getaway. Whether you live in the home full-time or part-time, be sure it’s in a desirable area, that the house is well-built, and that it’s situated on stable land. Then, in the long run, you’ll be happier (especially if you end up living in it full-time), and the chances of its value increasing are higher. 

Check for utilities

If you plan on building a lake house on an unimproved lot, you’ll want to check on your property’s access to utilities, such as electricity, water, sewage, and trash pickup services. If a sewer line isn’t available, you’ll need to do a perk test for septic. If city water isn’t available, you’ll need to drill a well. These things add up quickly, so be sure to ask your agent for their advice.

For boaters…

Most people love having a lake home because it’s a cinch to go boating. If that’s you, ask your agent what marinas and services are nearby. How far will you have to go to get fuel? Is there a place to store your boat? Will you be able to bring in or launch your boat easily from your house? What, if any, are the restrictions on boat activity?

Know the rules

Ask your real estate agent about any legal, conservation, and zoning restrictions – especially the homeowner’s association rules and any Corps of Engineers rules. That way, if you’ve got any plans or ideas for your property, you can see if they’ll fit within the regulations first before you make any significant investment. 

Understand the hidden costs

Ask about the tax rates for your lake home, as lake properties often have higher property taxes. If your lake home will be a second home rather than a primary residence, tax season could be a bit more complex. Also, homeowner’s insurance is often higher for lake homes. It’s typically due to their increased exposure to the elements or possible floods. Additional coverage may be needed for your watercraft and structures on the property, such as a dock, since your homeowner’s insurance policy may not cover them automatically. Your insurance and real estate agents can advise you on these factors. 

Look beyond the house

Sure, the house may be fantastic but take the time to walk the property. Is it too steep to get to and from the lake? What’s the water depth? Is it deep enough to have a boat or go for a swim? If not there already, can you put in a dock? How close are the surrounding homes and their property lines? Will you have enough privacy? Also, check your views to see how they might change over time.

Use a real estate agent that specializes in lakefront

Most importantly, you’ll want to use an agent who understands every nuance of the lake market. Besides having access to great listings, make sure your realtor has knowledge of the lake’s layout and various neighborhoods in the area. Is now a good time to sell my house? With sky-rocketing home prices, we’ve heard that question a lot lately. As most people know, spring is one of the most popular times to put your house on the market. However, if you’re wondering whether to list yours, it depends on several factors.

And while no one can perfectly predict the future, we’re sharing tips that can help you decide. Here’s what to look for if you’re considering putting your home up for sale.

Monitor interest rates

Mortgage interest rates have been at record lows for years, but they’re starting to creep up. Even if the increases are small, the higher rates often slow the rate of home sales. So, if you’re thinking about selling your home, watch interest rates closely. If they continue to go up, you’ll want to list your place sooner before losing out on a larger group of buyers. 

Watch your local market

What boosted home prices this past year was low inventory. Scarcity is a factor to keep an eye on in your area. If you see an uptick in homes listed for sale in your neighborhood and surrounding area, it’ll be more challenging to get multiple offers on your home’s listing. Talk to a knowledgeable local agent to get their take on current and future inventory levels. 

Check on new construction

The pandemic created supply chain interruptions that continue to challenge homebuilders. With fewer construction materials available, fewer homes were built. That resulted in reduced inventory and higher home values. And while construction materials are now easier to come by, we’re far from pre-pandemic supplies – which will help maintain the seller’s market we’re in well into the new year. 

Beware of iBuying Companies

You’ve seen the television commercials for all those iBuying companies. They’re the ones offering you easy, super-fast buyouts for your home. Sure, those cash offers are convenient and quick, but you could end up with many thousands less than if you listed your home with a professional, local real estate agent. So think twice and weigh your options before moving forward with an iBuyer. 

Work with a seasoned real estate agent

Bottom line, it’s best to team up with a knowledgeable real estate agent in your community. They are seasoned experts who know and understand the home buying and selling trends in your area and so much more. They’ll know if the timing is right for listing your home and can offer helpful advice on getting top-dollar for it.

How to Make a Winning Offer on a House

“How do I make a winning offer on a house?” We hear that often with today’s seller’s market. If you’ve been making offers to no avail, then it’s time to stop the heartbreak and ensure a victory. Our highly experienced real estate Sales Director, Kathy Phillips, offers these helpful tips and strategies for winning a bidding war on the house of your dreams.

Work with a knowledgeable realtor

First and foremost, ensure that your realtor truly knows the local area and the values of the homes within it. That’s especially true for any specific communities that interest you. A professional, seasoned, highly knowledgeable agent will have the answers to all of your questions and offer tons of helpful advice. But, most importantly, they’ll know how to write a compelling offer and effectively negotiate a winning bid on your behalf.

Know that “cash is king”

It’s no secret that sellers like cash buyers. So if you’re purchasing with cash, make sure you can provide proof of available funds. A letter from your bank or a copy of a bank statement (with account numbers blackened out) helps improve your odds tremendously. 

Use a loan to your advantage

Not using much cash? That’s ok. If you’re obtaining a loan, keep these tips in mind: 

  • Be sure to get prequalified ASAP, so there are no surprises.
  • Sellers like to see pre-qualification letters from known lenders.
  • Shoot for a 20% down payment – but the bigger the down payment, the better. 

Limit Contingencies

There are several contingencies that could hurt your odds. We’ll touch on each with advice on how to best deal with each one. 

Sale of your existing home – Avoid using the sale of your current property as a contingency. Try these tactics instead:

  • Prequalify for a loan without the sale of your home. 
  • Obtain a bridge loan to buy a new home.
  • Wait to buy your new home until you’ve sold your current home.

Financing Contingency – If you’re confident you can obtain a loan for the home’s purchase price, remove the financing contingencies from your offer. However, keep in mind that you’ll still need to provide a loan pre-qualification letter from a known lender.

Appraisal Contingency- A seasoned realtor who’s knowledgeable about the area will know the value of the property you’re interested in, giving you the confidence to eliminate any appraisal contingencies. But know that if you’re obtaining a loan and the home doesn’t appraise for the purchase price, you must pay the difference in cash. It’s a risk, so be sure of the potential appraised value of the property before eliminating this contingency.

Inspection Contingencies – It’s rarely advised that you purchase a home “as-is” with no inspection. That is unless you’re an experienced investor who’s buying it as an investment property. Those buyers usually flip or earn income from the home. But for everyone else, it’s a good idea to have an inspector ready to go. That way, you can get the home inspected quickly (after the contract is binding) and limit the number of days for your due diligence for inspection and negotiating repairs. Considering that today’s sellers are making a significant profit on their homes, they’re usually willing to negotiate repairs or give a credit for the cost of those repairs. 

Ditch the love letters

Contrary to popular belief, we advise that you avoid writing “love letters” to the seller. These are typically heartfelt notes included with your offer explaining why you want the home so badly. Letters like these are unwise because they:

  • Limit your negotiation power
  • Make sellers feel uncomfortable
  • Can open up legal liabilities, especially as they relate to fair housing laws

It’s better to treat the home purchase as a business transaction that stands on its own merits.

Dealing with multiple offer bidding

Some multiple offer situations generate offers with “elevation clauses.” An elevation clause creates a stipulation that you’re willing to pay a certain amount of money over the highest bid, but only up to a certain amount. Also, the seller must provide evidence of the highest offer to the winning bidder. On some occasions, this may be an effective strategy. However, many sellers prefer to avoid those scenarios and work with the most qualified, strongest original offer instead. Again, an experienced realtor is beneficial in these situations and can provide excellent advice on proceeding and winning the bid on your dream home.

Suppress negotiations

There are instances in which negotiations are ineffective, most often when they relate to new construction. Today, builders have very tight margins due to the impacts on supply chains. Therefore, new construction is more non-negotiable than ever. So for those interested in a brand new home, be prepared to pay full price and closing costs. It’s not a bad deal because the extra money spent on a new home avoids the expensive maintenance and updates needed on an older home.

Don’t hesitate

Whether the home you desire is new or a resale, be prepared to decide on a listing quickly. Even if you don’t like any properties currently on the market, ensure that your real estate professional keeps you updated on any new opportunities. At the very least, your agent should let you know about any new listings and upcoming new construction homes that are not yet listed. Then, when the right house comes along, you’ll be ready to make a compelling offer before anyone else.

Stop waiting to buy

With home prices being so high right now, we know it’s stressful. But remember, you’re likely going to sell your existing home for a higher amount too. So, if you’re waiting for a price drop, that means the sale of your current home will also bring in less money. Considering that interest rates are still low and the market is still strong, there’s really no reason to wait.

Harbor Club Sales Climb in 2021

The final numbers are in, and Harbor Club on Lake Oconee has once again experienced incredible residential sales at our Southern Living-Inspired Community. Despite the continuation of the COVID-19 pandemic, or perhaps because of it, our real estate sales climbed once again with a 22% dollar volume increase over 2020.

It also marks the seventh year in a row that our award-winning community has attained double-digit growth. The data show that home buyers see the value of investing in a debt-free, amenity-rich golf and lake community like Harbor Club. 

Here are some of the real estate statistics from this past year that support that claim:

  • In 2021, there were 128 transactions, consisting of 79 homes and 49 homesites.
  • The total dollar volume in 2021 was $53,326,175, consisting of $50,056,875 in homes and $2,269,300 in homesites. (2020’s total dollar volume was $43.6 million.)
  • Harbor Club’s dollar volume sales have tripled since 2018.

Housing Market: Summer 2021 Trends

The real estate market continues to be fierce in 2021. And even though the pandemic seems to be coming to a close, the housing market is not slowing down one bit. Whether you’re in the market to buy or sell a home this summer, here are some of the trends to be aware of: 

Interest rates

The pandemic drove mortgage rates to historic lows last year. While interest rates are likely to remain low, we’re seeing that they’re starting to inch up. The average interest rate for a 30-year, fixed-rate mortgage was 2.65% in early January. On April 8, it increased to 3.13%. It’s expected to continue to rise slightly more over the summer months.

Home inventory

We see indicators that the inventory of available homes will increase this summer, but not by much. It certainly won’t be enough to create a buyer’s market. We foresee it continuing to be a seller’s market through the summer months and likely beyond. There just aren’t enough homes available to match the current number of active buyers. But with growing consumer confidence, the continued rollout of vaccinations, declining unemployment numbers, and higher home prices, more potential sellers will get their homes listed.

Home prices

Due to the current lack of home inventory, buyers should expect to compete heavily with others putting in offers. We’re seeing multiple situations where agents request “highest and best” offers from all serious buyers immediately after a home is listed. It’s one of the reasons home prices continue to rise. We’re also entering prime buying season, where families are trying to get situated and established in a new place before starting the new school year. What’s more, demand for new construction continues to rise. Building permits have increased since the pandemic, especially with the need for more modern house plans (primarily due to the pandemic.) But with today’s economy, we’re now dealing with higher building costs, longer delivery times, and challenges in the construction supply chain, all of which are making new home prices rise further. 

Location, location, location

While there will be some renewed interest in city living, most homebuyers will continue to focus on real estate in the suburbs. As the ‘work from home’ culture continues, so does the demand for homes farther outside of major metropolitan areas. Buyers want a bit more breathing and elbow room, so they are opting for less congested housing. Plus, those who work remotely from home don’t have to worry about long commutes. They have the freedom to choose houses and communities with more recreational amenities — especially since they now have more time to enjoy those perks.

Harbor Club Home Sales Surge in 2020

The final numbers are in, and Harbor Club on Lake Oconee has once again experienced stellar residential sales at our Southern Living-Inspired Community. Despite 2020’s COVID-19 pandemic, or perhaps because of it, our real estate sales jumped 31.7% compared to 2019. It’s also the sixth year in a row that our award-winning community has attained a double-digit percentage increase in sales. Talk about unprecedented.

Here are the overall real estate statistics for Harbor Club in 2020:

  • $43.6 million in home, homesite, cottage, and townhome property sales (up from $33.1 million in 2019.)
  • All combined, there were 139 real estate transactions 
  • Most sales occurred in the $300-$600 price range
  • Harbor Club welcomed 108 new families to the community 

In addition to the facts mentioned above, we’re also happy to announce that 89 new members joined the club. It’s remarkable considering the challenges that the pandemic presented throughout the year. But we embraced those challenges and turned them into opportunities. Here’s what contributed to our great success in 2020:

At Harbor Club, we had to quickly pivot and conduct business in new ways to ensure that all of our patrons were safe. Operations at The Boathouse Restaurant were no exception. But through all the crazy disruptions and challenges, we’re proud to say that because of you, The Boathouse had a great summer season. 

 

This past Labor Day weekend (which unofficially signifies the last breath of summer) was particularly busy — good busy. It was wonderful seeing family and friends enjoying themselves during the holiday weekend. As we closed out our season with The Boathouse Restaurant, we found ourselves incredibly thankful and full of gratitude.

Zoom Rooms: Create the Perfect Setup at Home

Have you used Zoom yet? During the pandemic, many of us are working from home. Zoom, as well as other online meeting applications, such as FaceTime and Google Hangouts, are now common tools for gathering safely — especially for those working remotely. Just like you would with a face-to-face meeting, you want to be presentable online. But have you put much thought into your background? Not those wonky, virtual backgrounds, but the actual room you’re in during the meeting? If you’re lucky, you’re in a home office or another quiet, multi-purpose space. (By the way, we’re seeing a significant uptick in need for rooms like that in real estate.)

But no matter what space you’re in, as we navigate the “new normal” of online gatherings, your “Zoom Room” is important because it’s a critical part of how you present yourself online. Here are tips for making a great impression in both regards:

Look at the light

Use a room in your home that has excellent natural light. Open the curtains and the blinds to let in the daylight. Set your computer in front of the window so that the camera is facing you. If you don’t have a suitable window, place your lamp so that it lights up your face from the front. Avoid having bright light above or behind you. If you are backlit, you’ll appear dark, and people won’t be able to see you. If the light is above you, it’ll highlight features that you don’t want highlighted. You’re in a meeting, not an interrogation. 

Behold your background

If you’ve never paid attention to your “Zoom Room” background, take a good look now. It should be a space that portrays the best about you. You want it to show your style and taste. Keep it clean, tidy, and simply decorated. If you look closely at some of the local news anchors’ backgrounds, you’ll see tastefully arranged family photos, artwork, books, flowers, and travel memorabilia. There are no dirty dishes, piles of laundry, or books on religion, politics, or other pivotal subjects. You want the focus on you, not on anything that could be embarrassing in your backdrop.

Adjust your angle

Your best angle in an online meeting is straight ahead. Be sure to directly face your computer’s camera and raise your laptop monitor to sit at eye level. If you’re in too tight of a spot to get that perfect, head-on view, move to a room that gives you more space. Avoid letting only half your face show (or just your chin, or just your forehead.) Seeing all of your facial features and your body language helps others know that you’re fully present and engaged in the conversation.

Retirement and Second Homes: 2020 Buying Trends

Our friends at ideal-LIVING magazine recently published a report on the buying trends of retirement and second homes in 2020. It outlines the top reasons people are purchasing these types of homes, how the pandemic has changed their decision process, and the top lifestyle and amenities affecting their buying decisions. The survey results were enlightening.

We’ve highlighted several of the key trends and took a deeper dive to see how Harbor Club compares to each.

Top reasons to buy a retirement or second home in 2020

It’s not surprising that taxes continue to be a significant factor for relocation. New state and local tax deduction limits are driving many affluent residents from higher-tax states to those with lower taxes. The majority are moving out of northern states, such as New York, New Jersey, and Illinois, to states in the south, like Georgia, Florida, and North Carolina. One survey respondent stated that “What we saved in taxes, we now fund our lifestyle.” It makes sense, especially when you factor in the low cost of living in the South. 

And speaking of the South, a mild winter was another major factor for relocation. Out of all of the survey respondents, 71% wish to escape the snow and cold weather for good.

When it comes to lower taxes, a lower cost of living, and a warmer climate, Harbor Club gets high marks on all. The state of Georgia is one of Kiplinger’s top, tax-friendly states for retirees. Georgia is also widely known for offering great value for its low standard of living. What’s more, our location affords us wonderfully mild winters where snow is a rarity.

How the pandemic has affected buying behavior

The coronavirus pandemic has changed the buying behavior of those in the market for a retirement or second home. Since many home buyers are unable to visit communities physically, they’ve turned to other online resources. These include online virtual home tours and “real-time” Facetime and Zoom visits. Remarkably, 16% of survey respondents stated they were willing to purchase a home remotely. Also, it seems that speed is of the essence. Over half of the respondents said that their moving timeline has changed and that recent events have reinforced their decision to relocate.

Top lifestyle and amenities that are affecting their buying decisions

Perhaps fueled by the pandemic, the most ideal community benefit was having a hospital nearby (65% of respondents.) The second most important factor was having an airport close to home (49% of respondents.) On the latter, it seems odd since so few of us are traveling right now. However, our guess is that retirees are looking forward to traveling once the pandemic has subsided. 

As far as the top home features are concerned, buyers are primarily looking for first-floor living (81%). Following that is a large, open kitchen (62%) and just shy of being a tie is a maintenance-free lifestyle (61%). 

Once again, Harbor Club easily satisfies all of these lifestyle needs. St. Mary’s hospital is an excellent, full-service facility that’s only a three-minute drive from our location. Also, Hartsfield-Jackson Atlanta International Airport is a little over an hour’s drive away. Real Estate Questions Amidst COVID-19

Even during this COVID-19 crisis, Harbor Club is finding creative ways to maintain it’s real estate dealings. With interest rates as low as they are right now, several people are taking advantage of the excellent real estate opportunities in our area. If you’re curious as to how it works, we’re sharing answers to some of the top questions we’re being asked regarding our real estate operations.

In all cases, we’re doing all we can to minimize any negative impacts on our valued customers, owners, and investors. 

Could a “shelter-in-place” order negatively affect my closing? 

Probably not. Title companies are currently considered as providers of essential services. That means they will stay in operation during a shelter-in-place situation. Depending on where your closing is taking place, you may still be able to close in person at the title company’s office. However, several are offering fee-free remote closings as a safer alternative. Talk to your title company about the procedures they are implementing during this time to keep you and their staff safe.

What happens if my closing is delayed?

On Wednesday, March 17, the Georgia Association of Realtors Forms Committee approved a COVID-19 Special Stipulation. It states, “…in the event a Closing cannot occur when scheduled due to a COVID-19 related event (“CRE”)* resulting in the closing attorney, the mortgage lender and/or the Buyer and/or Seller being unable to perform their respective obligations, then the Closing shall be postponed until 7 days after the specific event delaying the Closing has been resolved.”

What happens if either the buyer or the seller is unable to attend the closing due to a COVID-19 situation?

As of March 31, 2010, The Office of Governor Brian Kemp published Executive Order allowing for real estate transactions to take place through video conferencing during the current State of Emergency. Real estate closings may now take place completely remotely, allowing Georgians to purchase new homes while adhering to social distancing requirements to prevent the spread of coronavirus (COVID-19).

I’m a home buyer interested in a property. Since we can’t do a physical tour, what are alternative ways to “see” a home?

Our online listings already show several photographs of a home or building site, including aerial photos and videos, floor plans, and three-dimensional online tours. Our sales team is happy to conduct a live tour in real-time using Skype, FaceTime, Zoom, or another “face-to-face” type of application. Virtual meetings are always available and you can easily schedule a free consultation for buying or selling from the comfort of your home.

Meet Mika Mills, Harbor Club Membership Director

If you’re a member or resident of Harbor Club on Lake Oconee, you’ve undoubtedly interacted with our friendly Membership Director, Mika Mills. Always smiling and happy to lend a hand, Mika is a joy to work with. She’s a valuable member of not only our Harbor Club team but our community too.You see, Mika not only works here, but she also lives here — which is a great testament to our exclusive ‘work, live, and play’ lifestyle that we’ve built here.

Recently, we sat down with Mika to learn how she came to Harbor Club, what she loves most about her work, and more. 

What do you do at Harbor Club, and how long have you worked here?

My official title is Membership Sales and Events Director, but many know me simply as the Membership Director. I’ve been working in this position at Harbor Club for almost five years now. 

What do you find most rewarding about your work at Harbor Club?

There are several that come to mind. But what I find most rewarding is introducing new residents to Harbor Club members, then seeing those introductions bloom into life-long friendships. It’s terrific seeing everyone socialize and have a great time together. 

What’s your favorite part of your job?

I love getting to know people. I enjoy meeting many of the folks that stop by to visit Harbor Club. It’s fun to find out where they are from and how they heard about Lake Oconee. People come from all over the place!

Considering your position at Harbor Club, what do you feel is the main benefit of being a member here?

There are so many benefits, but if I had to pick just one, it’s overall happiness. I’ve found that the happiest people at Harbor Club are the ones who’ve joined the club here. Time and time again, they’re glad that they’ve invested in the opportunity. It’s gratifying for them to discover all of the added value they receive from our membership offerings, besides access to fantastic golf.

Out of all the sports and fitness activities available at Harbor Club, which one is your favorite and why?

I usually go for runs in and around Harbor Club to stay in shape, but I’ve discovered a love of pickleball. I had no idea that it was such a fun game to play! I can understand why the sport is growing so quickly. I’m glad Harbor Club has added some additional, new pickleball courts to accommodate the growing need. 

What is your favorite Harbor Club event?

Out of all of them, I’d say that our annual Breakfast with Santa event is my absolute favorite. It’s such a treat seeing multiple generations of families having a wonderful, memorable time together. Each year, the kids are convinced that our Santa is the real Santa!

Are there any new member events lined up for this year? 

A few years ago, we hosted an ’80s music-themed night, which was a big hit. Everyone dressed up in ’80s-styles — neon colors, big padded shoulders, huge hair, heavy makeup, and the like. The DJ played lots of hit music from that era, and we all danced for hours. We got a lot of good feedback from that event, so I’m planning to do it again this coming March. 

How long have you lived at Harbor Club, and what is your favorite part about living here?

My husband and I built our home in Harbor Club almost 15 years ago. For the first ten years after that, we only spent weekends here. We moved here full-time about five years ago and wouldn’t want to live anywhere else. We love our neighbors. The people who live here are always willing to help one another. Nowhere else have we experienced such a kind, caring, and friendly group of people.

Where did you live before moving to Harbor Club? 

I grew up in Miami, Florida, and moved to Georgia after I got married in 1990. Both Georgia and the people who live here are charming. There’s genuine Southern hospitality here, and I’m thankful to call this state home.

When not working, what do you like to do for fun? Are there any hobbies you enjoy?

My husband and I are big into boating on Lake Oconee during the summer months. If you want to find us, we’ll be at what everyone jokingly calls the “Senior Sandbar.” It’s just as fun as the other renowned sandbar near Harbor Club, but a bit quieter and less crowded.

Care to share an exciting, fun fact about yourself?

While working as a bank teller in my 20s, I happened to walk up behind my co-worker, and I suddenly realized she was getting robbed. I looked at the robber with his hand in his shirt, and he looked at me. I calmly turned around and walked back to my desk and acted as if I didn’t see anything because I didn’t want him to panic. After it was over, I worked with an FBI sketch artist to come up with a composite of the guy. That sketch was on all the TV news channels, and the police caught the robber just a few weeks later!

Real Estate Market Overview in and Around Lake Oconee

Are you in the market for buying or selling a new home? Consider yourself wise if you are looking in the Lake Oconee area. Based on compelling facts from the Atlanta Board of Realtors and the Georgia MLS, we’ve found that the real estate market in our location continues to be strong. 

Harbor Club home sales

Harbor Club is the leader in number of closings with an average price point of around $600,000. The community also sells at the highest price per foot at $179. Considering a few of our neighboring communities, such as Reynolds Lake Oconee, selling at higher price points Harbor Club offers attainable luxury coupled with a laidback lifestyle.

What this means for buyers: Whether buyers wish to invest in a Harbor Club home for the long-term or a shorter period, Harbor Club real estate represents an excellent value.

What this means for sellers: Due to the average price point, a Harbor Club home is appealing to a larger segment of buyers when it is time to sell. This is especially true from a per square foot standpoint. 

Single-family home sales price

Nearby metro Atlanta has been experiencing rising sales prices in real estate — around $358,000 on average this past summer, which represents an increase of 6.5% over last year. Closer to home, the average sales price in Greene and Putnam Counties is currently higher than that of Atlanta, at $389,926. Also, while the average home size decreased to just under 2500 square feet, the sales price increased to $160 per square foot, on average.

What this means for buyers: Buyers should not delay purchasing a home. Looking at the trends, the longer they wait, the higher the price they’ll pay per square foot.

What this means for sellers: Sellers continue to receive a healthy return on home investments in the Lake Country area. 

Single-family home square footage

Size matters. Over half the single-family homes sold in the past 12 months were in the 1000-2500 square-foot range. Interestingly, only 38% of current active listings fall within that size category. Homes larger than 2500 square feet will sell, but it will take a little longer.

What this means for buyers: Buyers who foresee selling in the near term will want to stick to a home purchase that falls within the 1000-2500 square foot size range. If they do, they’ll have an easier time selling since inventory is low.

What this means for sellers: Those who are considering selling a home that’s in the 1000-2500 square-foot size range may want to get it listed as soon as possible. Buyers are waiting.

We’re proud to announce the unveiling of our second Southern Living-Inspired model home, with tours beginning next week. Just as beautiful as our first model, this 3,418-square-foot, three-bedroom, three-bath showpiece is exemplary of all the great things that go into being a Southern Living-Inspired Community. It’s a dwelling that exudes Southern charm, style, and taste, both indoors and out.


With modern farmhouse influences, this home plan is aptly named The Double Eagle. It’s appropriate, as it’s beautifully situated on the third green of our award-winning golf course. It was designed by the renown architect, Calvin Cline and the interior decor was done by Tracy Cook of Design, Etc.

Time certainly flies when you’re having fun, especially during the summer months here at Lake Oconee. It’s hard to believe, but school will be back in session very soon. We know that access to great schools is a significant factor for families when deciding where to live, so we’re highlighting some of the very best in our area.

These include Athens Academy, Gatewood School, and Lake Oconee Academy, which is a Greene County Public Charter School. Here’s some helpful information on each:

Lake Oconee Academy

Location: 1021 Titan Circle, Greensboro, GA 30642 (2.4 miles from our front gate.)

Lake Oconee Academy (LOA) is a highly rated, public charter school. Established in 2007, LOA caters to grades Kindergarten through 12. There are approximately 1020 kids enrolled, and the student-to-teacher ratio is 10:1. Since the school’s inception, Lake Oconee Academy has been one of the highest performing schools in the state of Georgia.

Mission:“The mission of Lake Oconee Academy is to increase student achievement by building a culture of high expectations for all students. The Academy will incorporate common sense and proven principles, such as a research-based curriculum, high expectations for students, both academically and behaviorally, an emphasis on outstanding school leadership and faculty, and parental involvement. The culture of the Academy is built on these fundamental principles.”

Gatewood Schools is a private, co-educational, Christian school. Established in 1970, Gatewood Schools caters to grades PreK through 12. There are approximately 423 kids enrolled, and the student-to-teacher ratio is 9:1.

Mission: “The mission of Gatewood Schools is to educate students in a nurturing, Christian environment while instilling life-long characteristics of faith, truth, honor, loyalty, and pride. Gatewood Schools will provide an educational experience that prepares students for postsecondary education and lasting success.”

Do you remember our last Southern Living-Inspired model home? It was, and continues to be, a gorgeous place full of visual appeal both inside and out. We had a lot of fun festivities for the official unveiling of that elegant house. Some of those included a family block party, a live demonstration on how to make the perfect Southern Living “Bloody Maria,” and the preparing and sharing of delicious Southern Living appetizers, among other goodies.

If you missed out, don’t worry. We’re excited to announce that our newest Southern Living-Inspired model home will be unveiled very soon — probably mid-to-late summer. We’ve got some great things planned when that happens, so stay tuned for dates and times.

Much like before, we plan on having an exciting open house event held exclusively for our Harbor Club residents and members. These lucky individuals will have the privilege of experiencing the reality of this beautiful, Calvin Cline-designed concept home before tours are opened up to the general public. Calvin R. Cline and His Southern Living-Inspired Designs

When it comes to Southern Living-Inspired home designs, the name to know is Calvin Cline. We’ve mentioned him a few times in the past. In fact, his previous firm, Caldwell-Cline Architects, designed the famous “Augusta National House” located here at Harbor Club.


Although, that’s not the only project he’s accomplished in our award-winning golf and lake community. We’re working with him on several beautiful new Southern Living-Inspired homes, some of which are being built right now by our esteemed in-house builder, Patriot Builders.

To give you some background, Calvin is an Associate member of the American Institute of Architects (AIA) and member of the American Institute of Building Designers (AIBD). He began his design relationship with Southern Living Magazine in the 1990s while he was with Design Traditions, a Stephen Fuller Company. That strong collaboration continues to this day with his current company, cm2 Design Associates. He has created several Southern Living Idea Houses and portfolio collections and has received numerous awards for his design excellence along the way. 5) Loyalties

We’re not just talking about family loyalty. Those that live in the South have a strong commitments towards their towns, schools, college sports (especially SEC football), and church. The same goes for food. Here, Coca-Cola, barbeque, and mayonnaise brand allegiances are the norm.

6) Weather

Living in the South means experiencing all four seasons without having to deal with snow (most of the time.) It’s relatively warm with a few cold snaps in the winter. For the most part, you can enjoy the outdoors year-round.

7) Flowers

Due in large part to the great weather, there is always something in bloom here. Even in winter, you’ll find that colorful pansies abound. Then there are the iconic southern flowers like magnolias, azaleas, gardenias, camellias, hydrangeas, crape myrtles, roses, tea olives, and jasmine. The bonus? Many of these heirloom plants are have lovely scents too.

5 Real Estate Myths Debunked

When it comes to buying or selling real estate, there are lots of myths out there. How do you know what’s real and what’s not? We recently sat down with our expert sales director, Kathy Phillips, to find out. 

Myth 1 – You don’t need an agent.

Kathy: “Not only do you need an agent, but it’s best to have one that is highly knowledgeable about your area of interest. A reputable agent who has expertise in the local area that you want to buy or sell in is going to add a lot of value to your transaction either way.

Myth 2 – You can save money by selling your home yourself.

Kathy: “Widely known as an FSBO (For Sale By Owner), people who take on the task of selling their home or property themselves could be doing themselves a disservice. According to the National Association of Realtors, over 80% of buyers purchase real estate through an agent. More importantly, sellers often net over 20% more in the sale. Without an agent, it can easily be a big headache and a hassle. Especially when you consider the value of your time, it’s highly likely that money will be lost in the transaction rather than saved. Without a good agent, you could be losing a lot of exposure to a large portion of the buying population.

Myth 3 – You’re better off using an agent who’s a friend.

Kathy: “It’s actually better to leave personal relationships personal and use an on-site agent for the area you’re interested in. They will have the expertise and the power to help you buy and sell effectively. They have deep knowledge of disclosures, liability, pricing, house condition consulting, showing quality, and so much more. They know the area well and best understand how to match the needs of both local buyers and sellers.

Myth 4 – It’s cheaper to renovate an older home than buy a new one.

Kathy: “Sometimes this is true, but not always. It depends a lot on the home; it’s location and any unique differentiators that the property may have. For example, an older home on a nice lakefront piece of property can have a tremendous amount of potential. Sellers will have a greater return on investment if it is properly renovated with tasteful updates and upgrades. I bought my lake villa at Harbor Club with that in mind.

Myth 5 – You don’t need a home inspection on a brand new home.

Kathy: “No matter the home, whether it be resale or new construction, I always recommend getting an inspection. It’s worth every penny to have a professional set of eyes inspect the home from top to bottom to ensure there is nothing wrong and that your investment is sound.

Home Ownership: Tax and Financial Advantages

Buying new house results in a lot more than just a great new place to live. Over time, that house becomes a home full of wonderful, warm memories of times spent with family and friends. What’s more, your investment comes with several tax and financial advantages, especially if financing was used for the purchase. Here’s why new homeowners should consider themselves fortunate, in more ways than one. 

It’s less expensive than renting

For some people, renting makes more sense than buying, especially if they foresee moving a lot in the future. However, for those that are ready to settle down and live someplace more long-term, buying is the way to go. Buying is, in the long term, far less expensive than renting, especially if interest rates remain low and the homeowners live there for a few years.

It produces wealth

Homebuyers should consider a mortgage like a mandatory savings plan. It’s an investment that will build wealth over time, especially for those that avoid overextending themselves financially. Making a wise home purchase – that being a well-built house in an excellent location – can be a smart financial move. Slowly but surely, the investment will produce wealth over time.

It builds equity

Every mortgage payment you make not only chips away at the amount you owe on your new home, but it also builds equity. Over time, as you pay down your mortgage, a more significant portion of your payment is applied to the principal, making the home’s equity grow even larger. Extra payments made toward the principal will make your equity increase even faster.

Mortgage interest tax deduction

A favorite financial incentive advantage for owning your own home? You can typically write off the interest payments you make on your mortgage. Mortgage companies send homeowners a 1098 tax form which shows the amount of interest paid on the loan the previous year. Depending on the homeowner’s tax situation, they can deduct some, if not all of that amount on their taxes. Also, if the house was purchased in the previous year, any interest paid as part of the closing costs can be included. Check with your tax preparer to be sure as to how much you can deduct as there can be a cap.

Property tax deduction

Some people pay their property taxes through their mortgage lenders via an escrow account. Others pay their municipality directly. Either way, the money paid for those taxes is also deductible. If paid through a lender’s escrow account, the amount will be shown on the 1098 form. If paid directly, homeowners should keep records of the check or automatic transfer used to pay the bill.

Private mortgage insurance (PMI) tax deduction

For those that put down less than 20% equity on a new home, the mortgage lender is likely to require private mortgage insurance on the loan. The advantage for the homebuyer is that the private mortgage insurance payments can be deducted, but only within certain income thresholds. Check with your tax preparer for eligibility.

Aging in place tax deductions

For those that expect to live in their new home for a long period of time, they can deduct certain costs that will assist with aging in place. Examples are grip bars in the bathtub and shower, lowered cabinets and electrical fixtures for ease of accessibility, and ramps and other amendments for better wheelchair accessibility.

Home office tax deductions

More people are working from home these days. Whether you own your own small business or work a full-time, work-from-home position, a home office can be used as a tax deduction. It includes home office expenses and the space that is used. Those with home offices can deduct $5 per square foot (up to 300 square feet) with a maximum deduction of $1,500. They can also deduct a percentage of the home’s utility bills, homeowners insurance, HOA fees, general maintenance and repairs, and more. Talk to your tax professional to find out the maximum amounts your particular financial situation allows.

4 Tips for Home Resale Success

When it comes time to sell your home, there are a few big-impact things you can do to sell it quickly and for top dollar. We all know that the home selling process can be stressful, but it’s better to channel that stress into success. Here are four smart tips that will help get your home sold fast.

Create classy curb appeal

You don’t have a second chance to make a first impression, so do all you can to make a positive impact. Install seasonal flowers and add fresh mulch to your beds. Keep the lawn mowed, edged, and tidy. Trim all overgrown bushes and trees, particularly those that are touching the house. If you have a front porch, make it welcoming with a beautiful wreath on the front door, some fresh potted plants and flowers, and some cozy chairs. Keep the floor and steps swept and clear of cobwebs. Of course, fix anything that is in disrepair, such as a crooked lamp post or a rusty fireplace shroud. Remember – you want to make buyers fall in love with the first sight of your place, so make it as picture-perfect as possible.

Update the walls

Take a look at your walls with fresh eyes. If you have older wallpaper or if the paint looks dated you’ll want to do some changes. Bright, red dining rooms, hunter green offices and floral wallpaper in the bathrooms used to be all the rage — but will your potential buyers like them today? Maybe, but probably not. Create a better impression with neutral colors throughout the interior of your home. You don’t have to paint them stark white. Go with calming colors like off-white, cream, taupe, beige, or even “greige,” which is a combination of light grey and beige. All of these offer a little bit of a darker value yet still reflect light throughout the space, making it feel brighter, more airy, and open.

Freshen-up the flooring

Just as you did with your walls, take a good look at your floors. It’s easy to miss subtle stains and marks when you live in a space every day. However, buyers have a sharp eye for details. Do a deep steam clean of your carpets, or consider replacing them if they are too soiled or stained. Get that broken tile in the bathroom repaired. Fix the scratches in the wood floor. Once all of these little details are tended to, they’ll make a big, positive difference in how each of the rooms look.

Ditch the clutter

One of the smartest things you can do to sell your house is declutter every room. This keeps your potential buyers from being distracted by your personal belongings. What you want is for them to envision their things in the space, not yours. Declutter everything — even your outdoor sheds, garages, the laundry room, and all of the closets. If you must, rent a storage unit for the stuff you don’t want to donate, give away, or throw away. You might be pleasantly surprised at how little you miss your things anyway.
